Apopka roofing questions and answers
What does a roof replacement cost in Apopka?
There is no honest one-size answer. Roof area, pitch, the number of old layers, decking condition, the material and tier you choose and the permit office all change the price. We inspect and measure, then give you a written price with decking listed per sheet. Call for today's price.
Is my home under City of Apopka or Orange County permitting?
It depends on whether your parcel is inside city limits, not on your mailing address. Many homes with an Apopka address, including Zellwood and areas toward Plymouth, are in unincorporated Orange County. We check your parcel and file with the right office.
What is Florida's 25% roof rule?
Under section 553.844(5), Florida Statutes, if a roof was built or replaced under the 2007 Florida Building Code or later, repairing 25 percent or more of it only requires the repaired portion to meet current code. Older roofs do not get that exception, so a large repair may require replacing the whole roof section.
What is a Notice of Commencement and do I need one?
It is a recorded document that tells the public an improvement is underway on your property, which protects you under Florida's construction lien law. Orange County requires one on roof permits when the value of the work exceeds $5,000. We prepare it for your signature and record it.
How long does a new roof last in Central Florida?
It depends on the material, the installation and the ventilation. Sun, heat and storms are hard on roofs here, and architectural shingles generally have a shorter life than metal or concrete tile. A proper tear-off, a secondary water barrier and good attic ventilation do more for a roof's life than the shingle brand alone.
Do you install GAF roofs?
Yes. Pro Specialty Services is a GAF certified contractor. Our Pro Plus and Pro Max shingle tiers are installed as GAF System Plus roofs with the qualifying GAF accessories, which qualifies the roof for GAF's enhanced manufacturer warranty, registered in your name.
What workmanship warranty do you give?
Up to 10 years on a replacement: 2 years on Pro, 5 on Pro Plus and 10 on Pro Max, in writing. Repairs carry a one-year workmanship warranty on the repaired area. Manufacturer material warranties are separate and come from the manufacturer.
Can I stay home while my roof is replaced?
Yes. Expect noise during tear-off, and keep cars out of the driveway and pets inside. Take down wall hangings on the top floor, since the vibration can shake them loose. The crew cleans up debris and loose nails before leaving the site.
What if it rains during my roof replacement?
We watch the forecast closely during summer storm season and only open as much roof as we can dry in the same day. If a storm pops up, the crew covers the open area before it arrives.
Do you offer financing for roofs?
Yes. Financing is available for qualified homeowners through a third-party lender, subject to credit approval. Checking your options uses a soft credit inquiry, and the scope and warranty are the same whether you pay cash or finance.
My insurer says my roof is too old. What can I do?
Start with a roof inspection and written condition report with photos. Some roofs have more life than the date suggests and need only repairs; others are due for replacement. We report what we find, and the coverage decision stays with your insurer. We never promise an insurance outcome.
Do you work outside Apopka?
Yes. Pro Specialty Services is based in Eustis and also serves Zellwood, Plymouth, Mount Plymouth, Ocoee and Winter Garden, along with much of Lake County. Call if you are not sure your address is in our area.
